Our client, a vertically integrated developer, owner, & operator of retail a ssets with $1B+AUM seeks a Retail Property Manager with 7-10 years’ experience and an active real estate license to join their growing team.
The Retail Property Manager is responsible for the overall operations of a portfolio of properties and directing the activities of the Assistant Property Manager. This crucial role serves as the Client’s/Landlord’s representative with tenants & vendors alike, establishing positive relationships & communication, and “thinking like an owner”.
A day in the life of a successful Retail Property Manager includes, but is not limited to:
- Monitoring the accurate billing & collection of revenue, managing property expenses & repairs, and minimizing potential liabilities
- Administering leases & enforcing lease terms, and providing accurate & timely reports to company leaders
- Mentoring, training, managing, & inspiring staff & team members to greater levels of performance
- Managing individual assets within the portfolio to their short-term and long-term investment plans & goals
- Approving all non-budgeted, major or CAPEX invoices/expenditures in accordance with Property Management Policies and Procedures; ensuring sure labor & lien releases are complete as applicable
- Preparing and reviewing monthly financial reports, annual operating budgets and CAM reconciliations
- Monitoring tenant sales reports and communicates to owner and leasing agent positive or negative trends which may affect tenant’s overall business success
- Responding to tenant requests; developing and annually updating asset CAPEX plans, and making recommendations to the property owner for physical repairs and/or replacement
- Abstracting all leases and identifying major clauses affecting the operation and income of individual assets; preparing and reviewing new leases, renewals, amendments, assignments and payment plans
- Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate; delivering and/or serving legal notices to tenants (i.e. 3-day notice to pay, 30-day notices, Estoppels), and making court appearances as needed
Requirements
The qualified Retail Property Manager possesses the following characteristics, experience, & qualifications:
- College degree preferred
- 7-10 years' minimum experience in Retail property management, or a combination of Retail + other commercial assets like Office & Industrial
- Yardi experience required; proficient in MS Word, Excel, Outlook, Adobe, & PowerPoint
- Real Estate License required; CRRP or CSM designation preferred
- Valid Driver's License and Insured; Clean background check
- Strong written & verbal communication skills, a high degree of organization, and capable of multitasking and managing multiple competing priorities
- Problem-solving mentality, excellent leadership skills, and adept at collaborating with internal & external stakeholders
